Green Valley Lofts Raise the Bar for Innovative Mixed Use, Sustainable Development

Building_rendering_1 There really, actually, truly, factually, legitimately is a growing interest in living in more environmentally sensitive buildings.  Even still, whether you’re looking for a single family home, urban townhome, downtown loft, or warehouse loft, the players in the green development field are few and far between (but increasing).  I noticed an interesting developer that is building the "first ‘zero energy’ sustainable mixed-use building in Las Vegas."  This green development, called the Green Valley Lofts, is minutes from the Vegas strip and neighbors all the urban amenities one could ask for (gym, restaurants, banks, dry cleaner, car wash, etc.).  It’s lined to be LEED Certified, too. 

Green Features:
The building will have a stainless steel substructure with floor to ceiling Heat-Mirror insulated glass (benefits include improved interior comfortability, reduced fabric fading, and maximum noise control), aka the EAG Facade.  Also there’s a rooftop solar-photovoltaic system, energy-efficient (non-ozone depleting) closet-type water source HVAC system, low wattage lighting, Energy Star appliances, tankless water heaters, eco-space elevator, whole house central water filtration system, programmable thermostats, zero- to low-VOC non-toxic paints, and bamboo flooring.  The company has a nice description of the benefits of these green features online. 

The interior will include all the amenities that a modernist would desire:  imported Italian kitchens, recycled glass countertops, bamboo flooring, remote controlled window shades, and the whole house lighting system.  Note, some of these features are greener than others.  There’s a glass enclosed roof-top spa as well.

As far as pricing is concerned, these lofts aren’t cheap, but that’s understandable because they aren’t built to be cheap.  Phase 1 prices seem to range from the low $400s to $1.1 million.  And some of the financial incentives that they offer include the popular energy efficient mortgage, the Nevada Power Solar Rebate Program, the usual Federal + State renewable energy tax incentives, and any other energy tax incentives.  What’s better, there will be an raffle and one lucky owner will receive the New 2007 Toyota Camry Hybrid.  Nice business model guys, really.

Texas + Private-sector Partners to Invest $10 B in New Wind Energy Infrastructure

Vestas_wind Today’s a day when I feel pride as an SMU Mustang.  I was taking my little pooch, Colt, to the vet for his yearlies, when I saw a HUGE wing from a wind turbine with the logo "www.vestas.com."  I’ve never seen one of those up close, but it was tons bigger than I thought it would be.  Anyway, Governor Perry and tons of other private companies came to SMU to announce a partnership to invest $10 billion dollars in new wind energy infrastructure.  The partners include:  AES Wind Generation; Airtricity, Inc.; Babcock & Brown, L.P.; Gamesa Energy Southwest; Horizon Wind Energy; John Deere Wind Energy; Orion Energy L.L.C.; PPM Energy; Renewable Energy Systems (USA); Shell Wind Energy Inc.; Superior Renewable Energy; D.H. Blattner; GE Energy L.L.C.; Mortenson; Siemens; Trinity Structural Towers, Inc.; and Vestas-Americas Inc. 

To begin with, I’m a little skeptical.  Recently Governor Perry came out in support of TXU’s plan to dot the Texas map with 16-17 coal plants.  Not only does Kinky support renewables, but he’s against TXU.  The same goes for Strayhorn and Chris Bell.  I mentioned in my blog that I thought the state could do more to chase renewables and added that coal energy has hidden costs that don’t factor into the consumer’s bill–cheap energy for small towns is a small-minded solution.  Nevertheless, regardless of whether Perry is political grandstanding, I’m excited about this partnership for wind energy infrastructure.

As of December 2004, about 10% of Texas’ energy needs were sourced from renewables.  Under this partnership, private companies will invest capital in wind energy generation while the Public Utility Commission will construct additional transmission lines to deliver the power.  Such a large investment in wind energy should help Texas diversify its energy sourcing and slow down carbon dioxide emissions.  For every 1,000 megawatts of new wind energy, Texas reduces emissions by 6 million tons over a 20 year span.  This is great news for the state of Texas.

Skyscraper Sunday: SOM, Green Skycraper Firm of the Year

Jinao_tower_nanjing_1There’s just no stopping Skidmore, Owings + Merrill.  They are the (as nominated by Jetson Green) Green Skyscraper Firm of the Year.  I blogged about them in regards to the zero energy Pearl River Tower, which absolutely blows me away.  Have you seen the thing?  I also blogged about them on 9/11 because they designed the green Freedom Tower, which is going to be an architectural beacon of freedom and innovation for decades in the future.  When it comes to sustainability and architectural excellence in skyscapers, SOM is the number one firm.  That’s hands down. 

SOM has an enormous portfolio of work in China and they are working on over 15 skyscraper projects there right now.  Interestingly, it’s easier to be innovative in China because the climate lends itself to such behavior.  Firms in the US are reluctant to take on commercial/security risk.  They don’t want to tick off neighbors or trade unions either.  China on the other hand wants to push the envelope.  They have cheap materials and a desire to build green structures.  They are a command economy, so there’s not much public outcry, even if the building is outlandish.  Plus, global recognition helps their situation.  I get heaps of search queries on my blog everyday for a post I did on the Pearl River Tower–that’s global recognition.

I’ve included some pictures of buildings that SOM has designed for construction in China.  There’s too much to say about each, but one thing should be noted, however:  these buildings are all going to be done in 2007-2008.  There’s a quick turnaround time in China–they have the attitude to get things done.  Notice the delay for buildings like this in the United States and query whether that has anything to do with (in comparison) innovation, politics, determination, or drive.

Nanjing Greenland will have irregularly-spaced slots for green space that "march vertically up the facade."  Jinao Tower will be built with less steel than a traditional skyscraper.  It will be built around a diagonal grid bracing system (similar to the one used for Hearst Tower of New York).  Jinao Tower also features a double-skinned surface for solar shading and insulation.  Each SOM buildling is chock full of innovation.
