California-based ZETA Communities recently announced a new project worth noting. It’s an affordable, net-zero energy community with 22 starter homes in Stockton, California called Tierra del Sol. ZETA says the homes are being built in Sacramento in an off-site fabrication process that results in higher quality, faster construction, lower first costs, and lower operating costs.
The project illustrates the fact that prefabrication is being used in not just mid- to high-end single-family projects but in more affordable and market-rate multifamily projects, too. ZETA has a full pipeline and is adding jobs to keep up with work.
A Tierra del Sol home is expected to use about 45% less energy than a typical home. It will have a hybrid heat pump water heater, mini-split heating and cooling, CFL lights, Energy Star appliances, recycled and renewable batt insulation, 2 x 6 wall construction, triple-pane windows, and an envelope with R22 floors, R26 walls, an R50 roof, and an exterior layer of R15 rigid foam.
Other green features include no-VOC paints, low-VOC finishes, no-added formaldehyde finishes, proper ventilation and circulation, cement-board siding, and low-flow plumbing fixtures.
Each home will have three bedrooms, two baths, and about 1,268 square feet, not counting the attached garage. A 4.0 kW solar photovoltaic array will contribute towards being net-zero energy over the course of a year.
The Energy Star homes could help residents save up to $2,000 per year in energy costs. Tierra del Sol is offered by developer Visionary Home Builders and located at 4847 Farmington Road in Stockton, California.
